



A client came to see me recently to see if I could help.
They were both retired and had some savings in the bank. The problem was that they also had a £50000 interest only mortgage at a rate of 4.74%. They were managing, but every 4 to 6 weeks they were taking money out of their savings to fund their day to day living. They also still had some credit card debt that they were just making the minimum payment.
So how did we help? We looked at their whole situation and were able to do the following.
We borrowed £60000 on a lifetime mortgage at a rate less than their current mortgage. They had the facility to make 10% overpayments so could keep the balance pegged at the original £60000 if required.
In addition they had a life policy for £90 per month which was required to protect them in the event of death of either of them, as individually they could not manage financially. They were able to cancel this, as it was no longer required. They paid off their credit cards. I advised them that they were eligible for Council Tax benefit which they now have and the icing on the cake was saving them £30 per month on their home insurance.
So overall by the time we had finished we had made them over £800 per month better off. They are now in a position where they can actually start putting money back into their savings again and stop worrying quite so much day to day.
So, yes I know that Equity Release has had and still gets bad press, but for the right clients it can literally be the best thing they ever do.
