To Fee or Not to Fee?that is the question......

It seems to be that it's now the norm to pay a fee for Mortgage Advice. 

So, always looking at how we can make our business more profitable and not wanting to miss a trick, we thought we'd offer you both options. So it's up to you which route you want to go down. 

You can pay a fee, or not pay a fee. Either way you'll get the same level of advice and you'll get the same product. So I know it's a tricky one, but which button are you going to press?
KIS financial solutions was first established in 1993 and was known as Kirkburton Insurance Services. It initially only offered General Insurance Products for Home, Motor, Commercial & Travel Insurance

In the year 2000, it was bought out and started to offer additional Financial Services such as Pensions, Investments, Mortgages and Savings.

Within about 5 years, it became clear that the majority of our business was Mortgage related and so we made the decision to concentrate on the Mortgage Market and so we stopped offering Pensions and Investment Advice.

This is where we still are today. We continue to act as an Independent Insurance Intermediary and have a large and extremely loyal customer base who only have their Insurance with ourselves.

However, we have a rapidly growing number of customers who come to us for Fee Free Mortgage Advice. 

FEE FREE MORTGAGE ADVICE

When we first started offering Mortgages 18 years ago, we didn't charge broker fees and this was the norm. However, since the banking crisis in 2008, the Mortgage Market has changed. In 2008, Mortgages became much harder to get and lenders were not as willing to lend. This changed the way Mortgage Brokers worked. In order to survive, the model had to change and it did. The Mortgage Brokers that survived, started charging fees. It was the only way they could continue to make a living. Many Brokers had to leave the industry because there simply wasn't enough work.

WHAT DID WE DO?

We were fortunate. Because we had our Insurance business, we were able to 'weather the storm' . We stopped focusing as much on Mortgages and instead grew the Insurance Business. We continued to do Mortgages, but we didn't actively look for them. Then around 2014, it began to change. Mortgage enquires began to increase and there were changes in legislation, which meant that all Mortgage Advisers now had to be qualified. The banks in general decided that it was easier to use the Mortgage Brokers out there who were already qualified, rather than get their own staff qualified and so there was a move away from doing Mortgages with your bank to using Brokers. So much so that in 2017, 77% of all Mortgages were done via Brokers.

So we were lucky, we weathered the storm without having to charge fees and that is how we continue to operate to this day. 

There is no difference in the way we operate. you won't get a better deal using a Broker that charges a fee, despite what they will tell you!

What we do find is that we don't have to spend much on advertising, because our customers are very happy to recommend us, knowing that we aren't going to be asking for large fees from their family and friends. So yes, maybe we could earn more money charging a fee, but then we'd probably have to spend more money on advertising trying to attract customers.

WHY DOES THE LENDER PAY US?

We source you a mortgage from the 'Whole of Market' and when we have decided on the Lender and the Product, we submit the application and all the relevant documents that they request. If that lender had to get that piece of business, they would need to employ a qualified mortgage adviser to do the same thing, which is a cost to them. They simply pay us to do that instead. We are like 'Zero Hours' employees to lot's of lenders!
